Cushman & Wakefield Q3 2026 (submarkets combined, inventory-weighted vacancy). See the full market report for sources.
Randolph County has about 18.3 million SF of industrial space at just 2.7% vacancy in Q3 2026, with warehouse asking rents averaging about $3.65/SF, the Triad's lowest (Cushman & Wakefield). About 2.27 million SF is under construction, the most of any Triad submarket.
The megasite effect
Toyota Battery North Carolina held its grand opening in Liberty in November 2025. Toyota puts the total investment at about $14 billion, with roughly 5,000 jobs planned over time. Production started with hybrid battery lines, and the plant is designed for more lines later.
So far, the spillover has been measured rather than explosive: supplier FTBC on the megasite, a Toyota Tsusho warehouse in an existing Liberty building, and inquiries from non-automotive companies, according to local officials. The NCDOT megasite interchanges near Julian were reported about 65% complete in early 2026.
Asheboro
Asheboro is Randolph's established industrial base. An undisclosed tenant leased 100,000 SF at 1947 N Fayetteville St in Q3 2026, and Environmental Air Systems announced a roughly $20 million, 300-job Asheboro project in late 2025.
What it means
- Owners near Liberty, Julian, and the US 421 / I-73 corridors: buildings and land with power and truck access are better positioned than they were before the plant. Get a current valuation before an unsolicited offer sets your expectations.
- Tenants: very low rents, but very little available space. Plan on off-market searches or build-to-suit.
- Investors: Randolph rewards patience; underwrite on today's rents, not on megasite headlines.
