Toyota, JetZero and the Triad's Industrial Future: What the Big Projects Mean for Real Estate

Short answerThe Triad's big projects — Toyota's roughly $14 billion battery plant in Liberty (opened November 2025), JetZero's $4.7 billion aircraft factory at PTI (broke ground June 2026), and Ahold Delhaize's $860 million distribution center — support long-term industrial demand along US 421, I-85/I-40 and around PTI. So far the spillover to suppliers has been measured, so investors should underwrite on today's rents rather than headlines.

Few regions of the Triad's size have landed as many marquee projects in such a short span. For industrial real estate, the question is not whether they matter, but where, when, and for which kinds of buildings.

The projects

Toyota Battery North Carolina (Liberty, Randolph County). Toyota puts its investment at about $14 billion, with roughly 5,000 jobs planned over time. Batteries began shipping in 2025 and the plant held its grand opening in November 2025, starting with hybrid battery lines and room for more.

JetZero (PTI Airport, Greensboro). JetZero broke ground on June 15, 2026 on a $4.7 billion factory for its blended-wing aircraft, with about 14,500 jobs projected over the coming decade and production targeted for the 2030s.

Ahold Delhaize USA / Food Lion. An $860 million distribution center on the Guilford-Alamance line, announced in October 2025.

Boom Supersonic and Marshall (PTI). Two cautionary notes. Boom's completed factory was reported largely idle in early 2026, and its airport lease can be terminated if it has fewer than 500 employees by December 31, 2026. Marshall Aerospace gave up its state incentive in late 2025 and plans to sublet its hangar.

Where the demand shows up

  1. Around PTI. JetZero's supply chain and construction will need warehouse, flex, and yard space near the airport over many years. Airport/West Guilford is already the Triad's largest and most institutional submarket.
  2. US 421 / I-73 / I-85 near the megasite. Randolph County had 2.7% vacancy and about 2.3 million SF under construction in Q3 2026 (Cushman & Wakefield). NCDOT's megasite interchanges near Julian were about 65% complete in early 2026.
  3. East Guilford and Alamance. The Food Lion project and new speculative buildings make the I-85/I-40 corridor the region's active logistics growth zone.

A reality check

Supplier spillover from Toyota has been measured so far: a supplier joint venture on the megasite, a Toyota Tsusho warehouse in Liberty, and inquiries from other industries. JetZero is a decade-long ramp. Investors should underwrite on today's rents and vacancy and treat these projects as long-term support, not a near-term rent spike.

What it means for you

  • Owners near Liberty, Julian, PTI, or the I-85/I-40 corridor: your property may be more valuable to the right user than it was three years ago. Get a current valuation before responding to unsolicited offers.
  • Suppliers and contractors: space near these projects is limited. Start your search early.
  • Investors: focus on functional buildings and IOS sites in the corridors these projects feed. Set up deal alerts.

Frequently asked questions

Has the Toyota plant created demand for industrial buildings nearby?
Some. Supplier FTBC is on the megasite, Toyota Tsusho uses a Liberty warehouse, and local officials report inquiries from non-automotive companies. No large new Tier-1 supplier announcement in the surrounding counties was found for 2026, and Randolph County industrial vacancy was already very low (2.7%) in Q3 2026.
What is happening with Boom Supersonic in Greensboro?
Boom completed its Overture Superfactory at PTI in 2024, but it was reported as largely idle in early 2026. The airport lease allows termination if Boom employs fewer than 500 people by Dec. 31, 2026, so the building's future is a watch item.
