Industrial Outdoor Storage (IOS) in the Triad: Demand, Zoning, and What Owners Should Know

Short answerIndustrial outdoor storage (IOS) is land used mainly to park trucks, trailers, equipment or materials, usually with a small building and low site coverage. Demand from contractors, utilities, data-center construction and trucking is strong, and zoning makes new supply hard to create, so well-located, properly zoned Triad yards are scarce. Zoning and stormwater rules are the first things to verify.

Ask a Triad contractor or trucking company what's hardest to find and the answer is often not a building. It's a usable, legal yard.

What IOS is

Industrial outdoor storage sites are mostly land: paved or graveled, fenced, often with a small shop or office, and low building coverage. Tenants use them for truck and trailer parking, equipment, materials, and laydown space for construction projects.

Who wants it

Nationally, the tenant base has shifted. Infrastructure contractors, utilities and data-center construction support are increasingly important alongside trucking and logistics, according to recent NAIOP discussion. In the Triad, large projects add to the pull: JetZero's PTI factory (groundbreaking June 2026), Toyota's Liberty battery plant, and the Food Lion distribution center all bring contractors and suppliers who need yard space. Link Logistics also reports rising demand for trailer storage around Greensboro.

Institutional capital has noticed. In October 2026, TRX IOS acquired a multi-state portfolio that included a site on Sandy Ridge Rd in Colfax, near PTI.

Why zoning is everything

New IOS supply is hard to create. Many jurisdictions limit outdoor storage to industrial districts and require screening, surfacing and stormwater controls, and few have zoning written specifically for IOS. That's why:

  • Existing, legally conforming yards carry a premium. A site that is already zoned and permitted for outdoor storage avoids a rezoning process with an uncertain outcome.
  • Stormwater and surfacing can make or break a deal. Converting gravel to pavement, or adding impervious area, can trigger costly requirements.
  • Rules differ by jurisdiction. Greensboro, High Point, Guilford County, Randolph County and Davidson County each have their own ordinances. Verify permitted use for the exact parcel with the planning department.

For owners of land or underused sites

If you own industrially zoned land with truck access, a small building, or excess paved area, you may have an IOS asset hiding in plain sight. Options include leasing the yard on its own, leasing it with a building, or selling to an IOS investor.

For tenants

Expect limited choice and move early. Be specific about acreage, surface (gravel vs. paved), security, power, and whether you need a shop building. Short-term yards for project work are sometimes available off-market.
