For industrial owners

What is your Triad industrial building worth right now?

Get a quick online range in 30 seconds, then a written Broker Opinion of Value (BOV) built on real comps, current cap rates, and what tenants are paying in your submarket.

Instant value range

A rough starting point based on current Triad 2026 sale comps (cited in the market report).

Rough online range

Not an appraisal. Leased buildings are valued on income and cap rate — request a BOV below for a real number.

Your options aren't just "list it."

The right move depends on occupancy, debt, your business plans, and tax position. Matt models each path before recommending one.

Outright sale

Owner-user or investor buyer, positioned on the building's functional strengths — clear height, truck court, power, yard.

Sale-leaseback

Unlock equity while you keep operating. Lease terms are structured to maximize price without straining the business.

Lease it up

Vacant or partially vacant? Market-rate leasing first can lift value well above a vacant sale.

Hold & refinance

Sometimes the right answer is to wait. A BOV supports refinancing and estate or partnership decisions too.

Owner questions

How much is my industrial building in Greensboro or the Triad worth?
It depends mostly on functionality and income. In 2026, modern, functional Triad warehouses (24'+ clear height, good dock count and truck court) sold for roughly $104–$139 per square foot, while an older multi-building park in High Point traded near $24/SF. A leased building is valued on its net operating income and a cap rate; a vacant one is valued on what an owner-user or investor will pay after accounting for lease-up time and cost. Should I sell my industrial building now or lease it out?
If the building is vacant and in decent shape, leasing it first often produces a higher sale price later, because investors pay for in-place income. Triad vacancy was about 5.5% in Q3 2026 (Cushman & Wakefield), so functional space generally leases. Selling vacant makes more sense when you need liquidity now, the building needs major capital work, or an owner-user will pay a premium. Matt models both paths before recommending one.
What is a sale-leaseback and is it right for my business?
In a sale-leaseback you sell the building you occupy to an investor and sign a long-term lease to stay. It converts real estate equity into cash for the business while you keep operating in place. It fits best when the business is stable and creditworthy, plans to stay at least 5–10 years, and has better uses for the capital than tying it up in real estate. The lease rate and term drive the price, so they have to be set carefully.
How long does it take to sell an industrial property in the Triad?
A well-priced, functional building usually takes about 60–120 days to find a buyer and another 45–90 days to close, depending on due diligence, financing, and environmental review. Specialized or functionally obsolete buildings can take considerably longer. Off-market sales to a known buyer can move faster.
What makes an industrial building more valuable?
Clear height, enough dock-high and drive-in doors, a deep truck court, heavy power, sprinklers, trailer parking or yard space, and easy interstate access. Low site coverage (more land per building SF) adds value because yard and outdoor storage are scarce. Buildings with low clear heights, tight truck courts, or deferred roof and HVAC maintenance trade at a discount.
