For owner-users, a side-by-side on owning vs. leasing — including SBA 504 options.

Expansion & renewals

Renewal leverage starts 12–18 months out. Know your market rent before the landlord's offer arrives.

Tenant questions

How much does warehouse space cost per square foot in Greensboro?
Average Triad industrial asking rent was $6.37 per square foot per year in Q3 2026 (Cushman & Wakefield), with warehouse/distribution at about $6.33, flex at about $8.48, and manufacturing at about $5.80. Greensboro submarkets range widely: warehouse asking rents run roughly $7.00–$8.04/SF in Central Greensboro, Airport/West Guilford, and East Guilford. These are asking rents, typically quoted NNN, so taxes, insurance, and common area costs are added on top.
What does NNN mean on an industrial lease and how much are the NNN charges?
NNN (triple net) means the tenant pays its share of property taxes, building insurance, and common area maintenance in addition to base rent. On Triad industrial buildings NNN charges are often in the range of roughly $1.00–$2.00/SF per year, but they vary by building age, tax value, and services, so ask for the actual expense history before signing.
How long does it take to lease industrial space in the Triad?
Plan on 4–9 months from starting a search to move-in for typical space: 1–2 months to tour and shortlist, 1–2 months to negotiate an LOI and lease, and time for any improvements or permits. In a tight submarket, or for space over 100,000 SF or with special power or yard needs, start 12–18 months before you need to move.
Who pays the broker when a tenant leases industrial space?
In most Triad industrial leases the landlord pays the leasing commissions, including the fee for the broker representing the tenant. Tenant representation therefore usually costs the tenant nothing directly, while giving you someone whose job is to negotiate your rent, concessions, and lease terms.
Is it hard to find small warehouse space (under 20,000 SF) in the Triad?
Yes. Small-bay and flex space is one of the tightest segments in the Triad, and the best units often lease before they are widely marketed. Kernersville (3.9% vacancy) and North Guilford (1.3%) were among the tightest submarkets in Q3 2026. Off-market outreach to owners is often the fastest way to find small space.
Should my business lease or buy an industrial building?
Buying can make sense if you plan to stay 7–10+ years, want control over improvements, and can use SBA 504 financing with as little as about 10% down. Leasing preserves capital and flexibility for growing or uncertain operations. Compare total occupancy cost over your planning horizon, including the opportunity cost of the down payment.
