Cushman & Wakefield Q3 2026 (submarkets combined, inventory-weighted vacancy). See the full market report for sources.
Greensboro is the Triad's largest industrial market and its most varied. Cushman & Wakefield's five Guilford County submarkets around the city total about 74.9 million SF, with inventory-weighted vacancy of about 6.2% in Q3 2026.
The submarkets that matter
Airport / West Guilford (34.1M SF, 6.1% vacant). The biggest and most institutional part of the market, wrapped around Piedmont Triad International Airport and the I-40 / I-73 interchanges. It has the deepest pool of modern distribution buildings and the highest manufacturing rents in the city (about $8.95/SF). About 400,000 SF is under construction. Aerospace is the long-term story: JetZero broke ground in June 2026 on a $4.7 billion factory, and the FedEx Mid-Atlantic hub anchors air cargo.
East Guilford (9.5M SF, 9.9% vacant). The growth corridor along I-85/I-40 toward McLeansville and Whitsett. Vacancy is high because new speculative buildings are delivering, not because demand is weak: the submarket logged about 1.26 million SF of leasing year to date, including Litens Automotive's 155,520 SF lease at 40 Logistics Center. Nearly 2 million SF is under construction.
Central Greensboro (14.7M SF, 6.6% vacant). Older, close-in industrial with strong flex demand (about $9.62/SF asking). This is where South Elm Industrial Center, a 13-building, 336,000 SF multi-tenant park, sold for $46.75 million (about $139/SF) in February 2026.
North Greensboro and North Guilford (16.6M SF combined). North Guilford is the tightest pocket in the Triad at 1.3% vacancy. If you need space here, expect to go off-market.
What it means
- Tenants: new Class A space in East Guilford gives you leverage on rent and concessions. Small and mid-size space in Central and North Greensboro does not.
- Owners: functional buildings near PTI and the interstates are in demand from both users and investors; 7915 Triad Center Dr traded to an owner-user for about $135/SF in January 2026.
- Watch: the 2026 Guilford County revaluation was delayed by state law, so higher assessments are expected to hit tax bills, and NNN pass-throughs, starting in fiscal 2027-28.
